Chris and his team managed my investment property (2 units) for over 5 years. In the 5 years they took care of EVERYTHING (including listing, repairs, lawns, and even eviction etc.) for me and are extremely professional and responsible. I don't live in Orlando but never had to worry about my property. As an investor, they took care of my exit strategy as well and managed to negotiate a very good price with a buyer. Their advices were very logical and always put the owners interest at first. If you plan on doing real estate investment in Orlando area, I can't recommend them more!

Renters deserve to know what they’re walking into with this property management company. My roommates and I rented a home through Best Orlando Property Management, and while the property itself was beautiful on the surface, the experience was miserable because of how poorly Best Orlando manages and maintains their rentals.
From day one, the home we began renting was not move-in ready. We found: A leaking toilet covered in urine, roach droppings in the pantry, dust and damage on blinds and vents, and an overall lack of cleaning or preparation.
Within the first week we were already submitting requests for plumbing, electrical, and AC issues. Shortly after, we were dealing with a rat infestation. Rats in the attic, droppings in the kitchen, food being chewed through, and dead rodents creating overwhelming odors. Terminix confirmed the home had “rat problems in the past,” yet Best Orlando said they’ve never had rat issues before.
Then came the AC nightmare. The system failed multiple times, and by May we were told the ducts had been chewed through by rats, causing cold air to blow into the attic instead of the home. The inside temperature routinely hit 85–89°F, even at night when it was cooler outside. They had a second vendor come out to say the ducts *weren’t* the issue after they were quoted $6k for the job (sureeee). We were repeatedly told it was just “Florida heat,” even though the thermostat clearly showed otherwise. Meanwhile, our dogs were panting and we were left in unsafe conditions for weeks with no temporary solution offered (portable AC units, hotel placement, etc.)
To be clear: Best Orlando DOES send maintenance when you request it. That has never been our complaint. The issue is that their properties are not cared for, not inspected, and not prepared before tenants move in. Serious problems that should have been addressed before leasing such as infestations, broken systems, and filth, were pushed onto us as paying tenants to live through.
After months of stress and documentation, Best Orlando finally allowed us to terminate our lease early without penalty. That alone says enough about the severity of the situation.
Unless Best Orlando Property Management makes major changes in how they maintain their rentals, I would strongly caution anyone considering them.

SAVE YOURSELF A HEADACHE AND STAY AWAY FROM THIS COMPANY! I SEE THEY ARE PILING 1 STAR REVIEWS BY THE MINUTE! I see my experience is consistent with others that posted 1 star reviews.
This is by far the WORST property management company I have ever dealt with. They were more than happy to collect their monthly management fees, but when it came to actually doing their job—taking care of the property and collecting rent from the tenant—they completely dropped the ball and went totally unresponsive.
**ZERO ACCOUNTABILITY **
My property was neglected, and left in poor condition by the tenant under their so-called “management.” They failed to enforce the lease, failed to pursue rent payments, and failed to protect my investment in every possible way. Toni Arias is worthless. When I raised concerns, I received evasive responses, if at all, erroneous information and photos about other properties & excuses instead of solutions. They are a mess!
It is beyond unacceptable to pay a management company only to end up with damages and unpaid rent. They even failed to do a proper inspection, leading to losses. They failed to enforce departure cleaning and carpet cleaning upon vacating the unit even though it was part of the lease.
If you value your property, your money, and your peace of mind, do yourself a favor and stay far away from “Best” Orlando PM company because they are the WORST.
I've been a tenant for 4 plus years now in the Winter Garden area. Their maintenance team is extremely responsive to handle issues and always calls and emails to confirm jobs are done. This past summer the AC went out overnight and I was surprised how fast they were able to get an AC tech to my house. I just purchased a house, so will be moving in two weeks, but if I had to rent again, I would definitely use Best Orlando again.
