The worst apartment rental experience. Once you move in, you are obsolete. Property manager would not return calls. No return call from accounting department. The apartment has been vacated since 8/5/25, still have erroneous charges on account. AND still getting billed each month. Property upkeep…non existent. The only person that would return my emails and calls was Danielle at the home office when it was not her job to do so.

Don't let any of the fake reviews fool you. This is one of the worst property management companies I've ever had the un-pleasure of dealing with. Our community is in shambles since jhw bought the property. Mold, roaches and rats. All from the fact we've had 3 different property managers in the lsst 12 months(none currently). Same with maintenance. Theyve pretty much adopted the motto of slap a bandaid on it. They have stopped screening new residents and just take money from whomever. I won't let my children play outside. If it were that easy to move believe I would have a long time ago. For almost one year I've had a broken window and still no fix. Still have mold in my unit that completed request was never even seen about

From the leasing process to now, Kayla has been incredible! She has been amazing to work with! She’s always professional, responsive, and genuinely helpful whenever I have questions or need assistance. It’s clear she really cares about the residents and wants to make sure everything runs smoothly. Any time I’ve reached out, she’s handled things quickly and with a positive attitude. We need more property managers like Kayla!

Stayed here for over a year. Made us pay a $1300 deposit first off and the roaches are uncontrollable then we had a house fire due to negligence on there maintenance man improperly installing cabinets and lost everything including our 3 dogs that were children to us. And for almost a month the only thing we heard from them was what is our insurance info because they tried to falsely file a claim stating we were at fault for the fire when 2 different fire investigators ruled there maintenance man at fault. Then the owner Jaymes told us we had to clean up all our destroyed belongings before he would return our deposit. We have been gone for over a year the property has still not been touched and we still haven't received our deposit. He claims we left his property a mess so we weren't getting our deposit back. When yet again it was thier fault for the fire. Wouldn't ever recommend this place to anyone

Update 7/6/2026 Do not rent from this company. JHW Property Enterprise moved me into a home in February, explicitly claiming the property was completely remodeled, up to code, and ready for occupancy. It has been an absolute nightmare ever since. We have faced a non-stop wave of severe, systemic issues that they refuse to properly or permanently fix: Severe Plumbing Failures: The property wasn't even connected to the city plumbing lines when I moved in. The kitchen sink backs up, the shower backs up, and the toilet constantly clogs. No Climate Control: The heater was broken during the freezing winter months, and now the air conditioner is broken. Safety Violations: There isn't even a vent missing entirely from the kitchen. They are charging $1,600 a month for a place with hazardous, uninhabitable living conditions. Taking your money is their priority; maintaining a safe home is not. Save yourself the stress and the financial loss—look elsewhere. Update: I left a review a month ago and since then I haven’t been contacted from ANYONE from this company regarding my concerns the way the owner wrote on this post. As kind as the response is they’re still not addressing my issues. I now have to plan to hire an attorney to file a lawsuit against the owner and rental company for illegal charges on my account. I received a delinquent notice today for refusing to pay the pest fees they’re charging. I’ve been here since January and haven’t had pest services ONE TIME and they are still proceeding to charge me. I have uploaded the email they sent me threatening to evict me over the $14 I am refusing to pay from last month and this month. And once again they have not contacted me one time regarding any of the concerns I wrote on this post! read read the reviews!!! They are NOT lying about these people! I want others to know what you will be getting into with this office. The corporate office is filled with AMAZING employees, however the property management they have over the flats in orangeburg is completely disastrous! I have not been able to reach a single person in that office since I’ve moved here. Online they portrayed that they have units ready to move in, however that is NOT the case. I looked at a unit and 3 days before my move in was told they had given my unit to someone else and the next unit wouldn’t be ready for 2 weeks. That day arrived and my move in was pushed back 2 times. I was given the apartment with no refrigerator or stove. Knobs missing from cabinets. Kitchen counter lifting. And the master bathroom completely UNRENOVATED the way the pictures portray. In 3 months I haven’t been contacted once to finish the bathroom, kitchen counter, or kitchen cabinets. I was completely given the run around multiple times by multiple people in the office. Furthermore, they are charging extra fees such as trash and pest. When you pay the CITY a fee for trash and pickup and I’ve been in the unit 3 months and haven’t had my unit sprayed ONCE! I keep asking why am I being charged for this service and was told by “Kai” once of the managers that I’m not going to tell her what I’m not going to pay. Once again if you’re dealing with corporate down in Charleston then you’re in amazing hands, but if you’re dealing with ANY of the women in orangeburg then prepare to deal with complete unprofessionalism! In addition, after reviewing my ledger…I was charged a late fee for the month of January when I didn’t even take possession of the unit until the 28th of January and had to pay my move in prior to that so there’s no way I could have been late!
